Borough of Point Pleasant Beach

On March 16, 2020 the Office of Emergency Management in the Borough of Point Pleasant Beach declared a local state of emergency due to the COVID-19 pandemic outbreak nationwide.  In order to continue to protect the residents of Point Pleasant Beach the following restrictions will go into effect immediately:

  • All rentals in the Borough of Point Pleasant Beach to include AirBnB, VRBO, HomeAway, Local Real Estate Agency and other vacation rentals whether be on-line or by in-person transaction will be suspended until May 1, 2020.  All CO's permitting such rentals are suspended for all properties effective immediately.
  • All places of temporary accommodation that remain open pursuant to the Governor's Executive Orders should limit occupancy in order to enforce the Governor's requirement for social distancing.  

We regret taking these steps, but must in light of the need to enforce the Governor's Order for our residents to stay home and for visitors to refrain from coming to the Jersey Shore.  We will be able to relax this restriction as soon as we know it is safe to do so.  We will revisit this decision by May 1, 2020, however if the COVID-19 pandemic continues to pose a threat to the residents we will act accordingly to protect human life. 

Borough of Manasquan

Effective Immediately, all rental contracts (residential real estate) in the Borough of Manasquan including transient accommodations (AirBNB, VRBO, Home Way) whether on-line, in-person, by realtor or owner are suspended until May 15, 2020.  This affects any new rental contract that commences before May 15, 2020.  Rental contracts commencing after May 15 are not affected by this order.  If you have any questions regarding this directive, please contact Frank DiRoma, Construction & Code Supervisor at (732) 299-8111.

Asbury Park

Asbury Park will be suspending all short-term rentals in Asbury Park beginning April 1, 2020, until further notice. All realtors and property owners are required to immediately stop short-term/vacation rentals (such as those advertised through services including AirBNB, VRBO and HomeAway) whether done online, or in-person.  Click for more information


Bradley Beach

The Borough has put a ban on AirBNB & Short Term Rentals until further notice. This is for public health and safety due to the COVID-19 Pandemic.


Seaside Heights

Online Marketplace Rentals Suspended Due to COVID-19

Emergency Order #5 March 30 2020

In accordance with the power vested in me pursuant to N.J.S.A. App. A:9-40.5, I, Erik Hershey, Emergency Management Coordinator for the Borough of Seaside Heights do hereby order as follows:

1.       That the rental of homes and other residential units within the Borough of Seaside Heights via AirBNB, VRBO and other online marketplaces is hereby prohibited.

2.       That this prohibition shall continue until Governor Murphy lifts the State of Emergency for the State of New Jersey or until further action of the Seaside Heights Borough Council or me prior to such time.

Days On Market
We have had members ask if MORMLS can pause Days on Market.  This is FBS’s position on it and we at MORMLS agree.

“The problem, however, is that pausing DOM distorts the accuracy of the data in the system. Years from now when the pandemic is hopefully a distant memory, we should be able to look back at the data and see the effect the pandemic had on days on market. If we see some markets where there’s no effect (because DOM was paused) and other markets where it wasn’t, that’s going to create a misleading picture. Another reason not to pause DOM is that no competitive advantage or disadvantage is created for any agent, the pandemic is impacting everyone the same. Lastly, the way DOM works in Flexmls, pausing DOM is way more complicated than one might think, so not messing with it really helps us out, too, and creates less of a chance for problems.”
